Brisbane Suburb Spotlight: BALMORAL

How do you research and choose the suburbs you want to buy property in? It can be a tricky question and many variables can be thrown in the mix like whether it's an investment property or a suburb you specifically wish to live in. What we have seen over the last 10 years is that no matter what your case for buying property is, those who have purchased within Brisbane CBD's 10km radius have seen dependable growth.

Like most Brisbane Suburbs Balmoral has seen significant growth over the last 12 months and while Brisbane’s average house growth is sitting at an astounding 14.78% yoy, this tightly held little suburb has been trail blazing the upper end of high performing Brisbane suburbs with yoy growth sitting at 20.8% for homes and 15.01% for units. On average over a ten year period Balmoral homes have seen 4.83% growth and units have experienced 1.68%..

Nestled atop it’s lofty perch and only 5km as the crow flies from the CBD, Balmoral offers mesmerising city views by day and night and is the most elevated 4171 suburb looking down over Hawthorne and Bulimba. An easy 10 min stroll will put you in the heart of either suburbs trendy café and social scene.

Balmoral is home to and in close proximity to a number of highly sought-after schools including Balmoral State High School, Bulimba State School, St Peter and Pauls primary school, Lourdes Hill College and Anglican Church Grammar School.

The suburb is logistically well placed with the gateway bridge making the airport a short 15 minute drive away and offers quick access to the northern suburbs and Sun Shine Coast. Similarly, the Gold Coast and southern suburbs are made stress-free trips with access to the M1 a short 5min drive away. Drive to the city in 15 mins or drive to Bulimba ferry terminal in 5 mins and catch the ferry to the CBD, Teneriffe or South Bank.

Back in September 2020 Westpac's Bill Evans forecast Brisbane would experience 20% growth in 2022 and 2023. With Balmoral already having tipped 20% growth over the last 12 months, can we expect to see another double digital growth year for this sweet little suburb?
